26-01 4th Street [We Heart Astoria]: Although the multi-tower and 1,700-unit mixed-use project — dubbed Astoria Cove, in Hallets Point — is being lashed with controversy, demolition of adjacent two-story warehouses appear imminent, signaling additional development may be just around the corner. Owned by Mings Garden Realty, 26-01 – 26-15 4th Street are all slated for demolition, and the lots are likely to become development sites.
26-14 Jackson Avenue [The Court Square Blog]: The 14-story and 98-unit mixed-use at 26-14 Jackson Avenue — in Court Square — “is on the verge of delivery,” as construction crews are opening up the entrance and finalizing details. Dubbed 2614 Jackson, the project has been clad in a brick façade.
209 West 14th Street [The Real Deal]: Developer Adellco is planning an “11 to 12-story high [residential building containing] 20 to 25 condominiums” at 209-211 West 14th Street — in Chelsea– the current site of a four-story low-rise. The developer “intends to build to the maximum density of 36,110 square feet,” and Goldstein Hill & West is designing; demolition permits have been filed for the existing building.
76 11th Avenue [Crain’s New York]: Owned by Edison Properties, the vacant block of land at 76 11th Avenue — between West 17th and 18th Streets in Chelsea — is expected to sell “for more than $400 million.” The buildable area amounts to 440,000 square feet, and the tower could rise 390 feet tall.
255 Third Avenue [The Real Deal]: Apex Real Estates is set to demolish a three-story low-rise at 253-255 3rd Avenue — in Gramercy Park — to make way for a 10-story and 25-unit residential project, set to be delivered around Fall 2016. With groundbreaking two months away, the developer intends to transfer the additional affordable housing development rights to another site that has yet to be identified.
164-01 107th Avenue [Brownstoner]: The Department of Housing Preservation and Development plans to “turn [a vacant lot] into an affordable housing development” at 164-01 107th Avenue, in Jamaica. The 4,000 square-foot lot hasn’t been given a timeline for development, and “HDP says the project has been delayed.”
64 East 1st Street [Bowery Boogie]: Ekstein Development is planning on constructing a “six-story luxury dwelling” of 13,100 square feet at 64 East 1st Street, in the Bowery. Demolition permits were filed in March to raze the current one-story structure; GF55 Partners is designing.
525 West 145th Street [Harlem+Bespoke]: The abandoned five-story building at 525 West 145th Street, in Harlem — previously Public School 186 — is finally seeing activity. The structure is set to be converted into a mixed-use building comprised of affordable housing and community space. Asbestos decontamination appears imminent.
82 Bogart Street [Wyckoff Heights]: Renderings have been revealed for Morgantown Center, a redevelopment project at 82 Bogart Street — in East Williamsburg — set to transform the current block-encompassing single-floor warehouse into a thriving hub; Syndicate is designing. More than one proposal has been rendered, and the planning process is likely ongoing.
