187 Franklin Street [Tribeca Citizen]: Approved by the Landmarks Preservation Commission in 2011, plans have been revived to expand the existing three-story building at 187 Franklin Street, in Tribeca, by two stories. It will also receive a new façade, and Jeremy Edmiston is designing.

420 Tompkins Avenue

420 Tompkins Avenue [Brownstoner]: On-site renderings have been posted of CS Management’s six-story, 44-unit residential building measuring 29,000 square feet planned for 420-422 Tompkins Avenue, in southern Bedford-Stuyvesant, which is to be delivered by Spring 2016. Charles Mallea is designing, and an existing two-story structure must first be demolished.

225 East Houston Street [Bowery Boogie]: Houston Essex Realty Corp. has plans “to demolish” the three-story structure at 223-225 East Houston Street, at the top of the Lower East Side, and “erect a ten-story building.” The developer has recently acquired air rights from an adjacent building.

16 Brighton 1st Road

16 Brighton 1st Road [New York Times]: Proposals to redevelop the Brighton Beach Library, at 16 Brighton 1st Road, have surfaced. Marble Fairbanks has designed a vision that would bring a residential building, with the library as its base, to the site of the current single-story structure.

102 Greene Street [Commercial Observer]: The City Planning Commission has granted SL Green Realty Corp approval “to add two additional floors to the [existing three-story] mixed-use building” at 102 Greene Street, in SoHo. The building is planned for a residential conversion.

96 Wythe Avenue

96 Wythe Avenue [Bedford+Bowery]: Heritage Equity Partners’ eight-story, 150-key “Williamsburg Hotel” — located at 96 Wythe Avenue, in Williamsburg — appears to have topped out. The façade has yet to be installed, but completion is expected by this fall.
