55 Pearl Street [Brownstoner]: Alloy Development’s five-story, five-unit residential building at 55-57 Pearl Street, in Dumbo, is nearing completion. Dubbed Dumbo Townhouses, all five units have sold out, and opening is likely imminent.

302 East 96th Street [The Real Deal]: Wonder Works Construction, partnered with multiple others firms, has acquired the three-story building at 302 East 96th Street, on the northern edge of the Upper East Side, for $24 million. The sale includes air rights from adjacent buildings, and plans call for a 21-story, 48-unit luxury residential building measuring 75,000 square feet.

139 West 91st Street

139 West 91st Street [West Side Rag]: The city has granted approval to Trinity School — located at 139 West 91st Street, on the Upper West Side — to construct “a two-story, 65,000 square-foot addition” atop the existing two-story structure where a roof-top turf field is presently located. Completion is expected “by September 2016.”

267 West 87th Street [Commercial Observer]: Simon Baron Development and Quadrum Global “have signed a 99-year ground lease” at 267-269 West 87th Street, on the Upper West Side, with plans to demolish the existing seven-story building. In its place, an 18-story, 100,000 square-foot luxury residential building is expected to rise.

23-10 Queens Plaza South [The Court Square Blog]: Property Markets Group’s 44-story, 391-unit mixed-use tower — rising at 23-10 Queens Plaza South, in Long Island City — has reached it’s seven-story setback. The tower is expected to be complete by 2016.

117 West 21st Street [Commercial Observer]: The Amirian Group has acquired the vacant four-story commercial building at 117-119 West 21st Street, in eastern Chelsea, for $28.5 million. Plans call for the existing structure’s redevelopment into a 12-story, nine-unit condominium building; Grade Architecture is designing.
