First Glimpse at 30 Warren, Full-Block Tribeca Condo Project Replacing 149 Church Street

Back during the Great Filing Frenzy of September 2014, YIMBY reported on applications that were submitted for a new development at 149 Church Street, on the corner of Warren Street, in Tribeca. And now we have the first two renderings of the project, now known as 30 Warren, as well as word that a teaser website is now live with additional details.

Cape Advisors is developing the site, while Post-Office Architectes is serving as the project’s design architect. The building will stand 12 floors tall, and will have 44,830 square feet of condominiums and 5,578 square feet of ground-floor retail. There will be 23 units in total, averaging approximately 2,000 square feet apiece, and HTO Architect is the architect of record.

While the project’s total scope is relatively small, its impact on the surrounding neighborhood will be somewhat substantial, given it takes up the entire blockfront on Church between Warren and Chambers Streets. No retail tenant has been announced, but the inclusion of ground-floor commercial space should help ensure that the new structure contributes to Tribeca’s pedestrian sphere.

As for its appearance, details remain somewhat sketchy, though the first images would support the notion that something attractive and contemporarily-minded will rise on the site. In fact, the building’s various extruded elements seem to hark directly to 12 Warren Street, another condominium project under construction only a block away, which DDG is developing.

Besides similarities in terms of form, the actual facades of the two projects will differ substantially, and it appears that 30 Warren will go with something more metallic, resembling a darker version of Corten steel.

Much of Tribeca’s pre-war fabric is worth preserving, but the former 149 Church Street was nothing special. With a bland facade featuring windows pockmarked by inefficient air conditioning units, its demolition will usher in a brighter and more productive future for the lot, and while its use is still the same, 30 Warren will certainly be both denser and better than what existed before.

Corcoran Sunshine will be marketing the project, which is expected to deliver by the summer of 2017, though sales are launching this fall. The most recent plan exam for the new building was disapproved as of July, but demolition permits for 149 Church were approved earlier that month, which means any ongoing administrative hangups should be resolved shortly.
