An aging loft building on Bowery between Houston and Stanton Street is about to bite the dust for an eight-story apartment building with retail. Morris Adjmi Architects just filed plans for the project at 258 Bowery, on the same block as the New Museum.

The 85-foot-tall structure will rise next to another Adjmi building designed to mimic a 19th century factory, 250 Bowery. Just like 250, 258 Bowery seems destined to become condos. Five apartments will be divided across 14,611 square feet of residential space, so the average unit will measure a spacious 2,922 square feet.

Roughly 5,100 square feet of retail will fill the cellar, first, and second floors. Four full-floor apartments will be stacked on top, with a penthouse duplex occupying the top two floors. Penthouse dwellers will have their own roof deck, and the other four condo owners will be able to enjoy a shared roof deck.

Yaniv Cohen of Soho-based Premiere Equities is the developer. He purchased the property for $10 million in November, paying roughly $500 for each square foot of his planned building.

The commercial zoning on Bowery allows more retail or office space than these plans include, but a special Little Italy zoning district caps heights at eight stories.

Demolition plans have been filed, but not yet approved, for the three-story commercial building that currently occupies the 3,700-square-foot lot. Bowery Boogie was the first to write about the demolition permits and the condos. The blog noted that 258 Bowery once housed a kitchen supply company and Dixon Place, but it’s been vacant for a few years.
