New Mixed-Use Tower Revealed at 74 Trinity Place, Financial District

The site at 68-74 Trinity Place has been one of the more notable recent demolitions in the Financial District, with the building coming down over the course of the past year. The site’s owner, Trinity Church, had previously planned a condominium building designed by Pelli Clarke Pelli. While those plans were shelved earlier this year, we now have new renderings of what will replace it.

The 26-story building, also designed by Pelli Clarke Pelli, will contain public space on its first five floors, Trinity Church’s offices on three floors above those, and 17 floors of additional office space. The building will be crowned with another two mechanical floors, enclosed within the glassy facade, and its total scope will measure 310,000 square feet per the Wall Street Journal.

Stephen B. Jacobs Group will be serving as the executive architect, and the plans will also integrate the existing pedestrian bridge that spans Trinity Place, linking the new building with the historic Church, designed by architect Richard Upjohn and completed in 1846.

The conversion from residential to office is somewhat surprising given the trend across most of the neighborhood which favors hotel and residential development. Within the immediate vicinity, hotels are under construction or planed at both 100 and 133 Greenwich Street and 50 Trinity Place, while residential towers are either planned or under construction at 125 Greenwich, 77 Greenwich50 West Street, and 111 Washington Street.

Greenwich Street in particular is rapidly improving, as abandoned and derelict buildings are being either renovated or demolished to make way for new developments. While the quality of the new hotels aside from 133 Greenwich is rather lackluster, they’re still improvements compared to what’s being replaced.

As for 74 Trinity Place, excavation now appears to be underway, and while no formal completion date has been confirmed. Late 2018 or early 2019 would seem a likely target.

  1. First focus on tower is steel very prominent all structures, next is glass that match an especial looking.

    The fifth architectural rendering of 68-74 Trinity Place shown in the article above should be labled East elevation of 68-74 Trinity Place on Greenwich Street.
    Also, the same rendering depicts vehicular traffic going the wrong way (North) on Greenwich Street. Vehicular traffic is only permitted to travel South on Greenwich Street.

  3. Another boring glass box destroys the historical texture around a famous landmark.

  4. Would be a beautiful project to incorporate apure lighting fixtures!
