RJ Capital Holdings is planning to develop an eight-story, 136,000-square-foot commercial building at 107-02 Queens Boulevard, located on the corner of 70th Avenue in Forest Hills.

The cellar level would include 17,066 square feet of commercial space for a fitness center, followed by 12,500 square feet of retail on the ground floor, and 69,623 square feet of office space across the third through eighth floors. The second and sub-cellar levels would contain a 240-car parking garage, Forest Hills Post reported. New building applications have not been filed. The 17,090-square-foot site is occupied by a strip of single-story retail buildings. Demolition permits were filed in November, although several tenants have leases through 2021.

Michelle Abramov, Principal at RJ Capital Holdings, made the following statement to YIMBY: “This development is still in the early stages of planning, but we are working hard on striving to bring a Class A quality development on Queens Boulevard that the community has not seen in the past years and Queens Boulevard is the hub of retail and transportation. We have ties to the Forest Hills community and want to see an economic revitalization and bring quality jobs to Forest Hills. Forest Hills is a growing and thriving community and as any growing community, it is in need of more services for quality retail, office, and amenities. We are very excited about this opportunity and have had good discussions with prospecivet tenants who share that excitement and vision with us.”
