Reveal for One Willoughby Square, Downtown Brooklyn Office Tower

UPDATEAccording to the developer, JEMB Realty, the below represents the latest iteration of the design of 420 Albee Square when it was with KPF Architects. KPF is no longer the architect on record and the developer will be introducing a new architect and concept soon.

The development site at 420 Albee Square has seen several twists and turns, with initial plans for the assemblage consisting of a 65-story tower that would have risen almost 700 feet. That iteration was shelved by the end of 2015, when YIMBY reported on a height chop down to 35 floors. By the end of last year, we had additional confirmation of what was happening thanks to the EDC’s continued efforts, with a rendering by Kohn Pedersen Fox finally appearing. Now, YIMBY has the official reveal for the project.

The site is being developed by JEMB Realty and Forest City Ratner Companies, and while the pair don’t seem to have found an anchor tenant quite yet, they have ventured abroad to help fund the tower. The latest details come from EB-5 presentations that have been circulating in Mandarin, which makes sense given Forest City’s partnership with Greenland a few blocks southeast at Atlantic Yards, where several components are also using EB-5 funding.

While the plans do not come with an attached architect just yet, the building will span approximately 500,000 square feet over 35 floors. Floor-to-ceiling heights appear to be generous given the tower’s office configuration, which means the actual rooftop will likely reach somewhere between 500 and 600 feet above the streets below.

Back before the current building boom, that would have nearly been sufficient to make the tower the tallest in the borough, but things have changed dramatically over the past few years, with a crop of 600’+ buildings rising across Downtown Brooklyn. Still, the addition of One Willoughby Square will make for substantial filler architecture given the tower’s relative bulk.

Completion is estimated for the end of 2019.

    Hello..YIMBY..although details change confirmation about the project in the works of developer but I still fill my excited in the some on design, developments’ thinking never stop from person who wish to watch progress grow up again and again.
