New Rendering For The Greenpoint, 39-Story Tower Rising at 21 India Street in Brooklyn

Brooklyn’s waterfront is booming, and today YIMBY has a fresh rendering of one tower coming to the northern end, at 21 India Street, in Greenpoint. The site had previously gone by the address 10 Huron Street, and is currently sprouting a 39-story and 392-foot-tall tower, aptly dubbed The Greenpoint, which will contain apartments on its lower floors and condominiums up above.

39-Story, 640-Unit Mixed-Use Tower Rises to 16th Floor at 10 Huron Street, Greenpoint

Since standing four stories in height back in May, the 39-story, 640-unit mixed-use complex under development at 10 Huron Street and 19 India Street, in Greenpoint, has grown 12 stories, as seen in photos taken earlier this month by NY Construction Photography. The main tower will eventually climb to 392 feet above street level, with the entire complex to measure 716,982 square feet. There will be 19,324 square feet of ground-floor retail and 3,802 square feet of medical offices. The floors above will host the residential units, averaging 894 square feet apiece, of which 20 percent (128 units) will rent at below-market rates through the affordable housing lottery. The residential amenities are listed in YIMBY’s previous update. Mack Real Estate Group and Palin Enterprises are the developers. Ismael Leyva Architects is behind the design and completion is expected by 2018.

In August of 2015, YIMBY revealed new renderings of the 39-story, 640-unit mixed-use project planned at 10 Huron Street and 19 India Street (a.k.a. 145-155 West Street), in Greenpoint, located five blocks from the Greenpoint Avenue stop on the G train. Now the tower portion, at 10 Huron, is four stories above street level, while the foundation is complete where the six-story portion will go at 19 India, as seen in photos by NyConstructionPhoto. The entire complex will encompass 716,982 square feet. Across both buildings, there will be a total of 19,324 square feet of ground-floor retail space, in addition to a 3,802-square-foot medical office. The residential units should average 894 square feet apiece, of which 128 will be rented at below-market rates through the housing lottery.

Northern Greenpoint has construction on every corner, but the biggest new building headed to the formerly quaint waterfront neighborhood is a 39-story tower at 145-155 West Street, once home to the Huxley Envelope factory. Mack Real Estate and Palin Enterprises demolished the large single-story building in January, and now they’re driving piles for the planned 392-foot-tall high rise between Huron and India Streets on the East River. When YIMBY stopped by the site, we found this rendering tacked to the construction fence.
