Façade Installation Underway on 18-Story, 288-Unit Mixed-Use Project at 7 West 21st Street, Flatiron District

Last November, YIMBY reported that the 18-story, 288-unit mixed-use project at 7 West 21st Street, in the Flatiron District, topped out. Since then, much of the façade has been installed on both street fronts — the building spans the block between 21st and 22nd streets — as seen in photos taken by Tectonic. The latest building permits indicate the project encompasses 289,809 square feet. Both buildings will be connected up to the ground floor, where 13,076 square feet of retail is planned. The residential units above will be rentals, averaging 904 square feet apiece. Twenty percent (58 units) will rent at below-market rates through the affordable housing lottery. Friedland Properties is the developer. Morris Adjmi Architects is the design architect, with the Stephen B. Jacobs Group serving as the executive architect. Completion is expected in 2017. The new building sits within the Ladies’ Mile Historic District.

17-Story, 230-Unit Residential Building Tops Out At 7 West 21st Street, Flatiron District

Earlier this year, Friedland Properties acquired financing for their 17-story, 230-unit residential building planned at 7 West 21st Street, in the Flatiron District. Now, the project has topped out, as seen in the above photos, courtesy of Tectonic. The block-thru development has street exposure on West 22nd and 21st Streets, and 8,210 square feet of retail space is planned on the ground floor. Fifty-eight of the residential units will rent at below-market rates. Morris Adjmi Architects designed the building, and completion is expected in 2016.

14-Story, 239-Unit Building Planned At 7 West 21st Street in Flatiron District Gets Financing

Friedland Properties has landed a $182 million mortgage to finance their planned 14-story, 239-unit mixed-use building at 7 West 21st Street, a vacant, thru-block property in the Flatiron District. A number of units will be affordable, and 8,210 square feet of retail is planned on the ground floor. Morris Adjmi Architects is designing, and the project was approved by the LPC in 2013.
