Three-Story, 21-Unit Residential Project Filed at 1900 Benson Avenue, Bath Beach

Brooklyn-based EM Development has filed applications for a three-story, 21-unit residential project at 1900 Benson Avenue, located on the corner of 19th Avenue in Bath Beach. The new building will measure 32,452 square feet and its residential units should average 1,163 square feet, indicative of condominiums. There will also be off-street parking for 14 cars. Brooklyn-based Design Studio Associates is the architect of record. The 15,687-square-foot assemblage consists of three lots, each of which is currently occupied by a two-story house. Demolition permits have not been filed at this time.


145 Huntington Street

Four-Story, Six-Unit Residential Building Filed at 145 Huntington Street, Carroll Gardens

Brooklyn-based EM Development has filed applications for a four-story, six-unit residential building at 145 Huntington Street, in southern Carroll Gardens. The structure will measure 8,978 square feet, which means its residential units should average 1,496 square feet apiece, indicative of condominiums. There will be two units per floor on the ground and second floors, followed by two more apartments across the top two floors. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 42-foot-wide, 4,657-square-foot property is currently vacant. The site is located three blocks from the Smith-Ninth Streets on the F and G trains.


190 East 7th Street

Three-Story, Six-Unit Residential Building Planned at 190 East 7th Street, Kensington

Bay Ridge-based EM Development has filed applications for a three-story, six-unit residential building at 190 East 7th Street, in northern Kensington, located four blocks from the Fort Hamilton Parkway stop on the F/G train. The structure will measure 9,400 square feet, and its residential units should average 1,177 square feet apiece, indicative of condominiums. The apartments will be evenly spaced throughout the building, with each floor hosting two units. There will also be five surface parking spaces, probably located behind the building. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 56-foot-wide lot is currently occupied by a two-and-a-half-story wood-framed house.
