Four-Story, Four-Unit Residential Building Coming to 187 Pulaski Street, Bedford-Stuyvesant

An anonymous Great Neck, N.Y.-based LLC has filed applications for a four-story, four-unit residential project at 187 Pulaski Street, in the heart of Bedford-Stuyvesant. The project will measure 5,018 square feet and its full-floor residential units should average 999 square feet apiece, which means either rentals or condominiums could be in the works. Chelsea-based Grasso Menziuso Architects is the architect of record. The 20-foot-wide, 2,000-square-foot lot is vacant.

New Developer Acquires Site of Planned Four-Story, 10-Unit Residential Project at 21 Powers Street, Williamsburg

An anonymous LLC, based in Valley Stream, N.Y., has acquired the 6,800-square-foot development site at 21 Powers Street, located in the heart of Williamsburg, from Slate Property Group for $5.75 million, the sale’s broker announced Monday. Planned is a four-story, 10-unit residential project, of which YIMBY revealed a rendering roughly a year ago. The latest building applications indicate it will encompass 19,041 square feet. The residential units, which will be condominiums, should average 1,344 square feet apiece. Amenities include a four-car parking garage, laundry facilities, private residential storage space, a fitness center, and a rooftop terrace. Meshberg Group is the design architect, while Grasso Menziuso Architects is serving as the executive architect. Completion is expected in 2017, although a single-story warehouse must first be demolished. The Lorimer Street/Metrpolitan Avenue stop on the G and L trains is located three blocks north.

Four-Story Building At 319 Bowery Getting Residential/Retail Conversion, East Village

The four-story commercial building at 319 Bowery, in the East Village, is currently being gut-renovated into three full-floor residential units and ground floor retail, according to EV Grieve. The retail portion will span 1,500 square feet in the 5,090 square-foot building, and residential units will average 1,200 square feet. Steve Croman is redeveloping the property, and Grasso-Menziuso Architects is the applicant of record.
