Three-Story, Seven-Unit Residential Project Filed At 32 Fountain Avenue, East New York

A Brooklyn-based property owner has filed applications for a three-story, seven-unit residential building at 32 Fountain Avenue, located on the northern end of East New York. The project will measure 6,840 square feet and its residential units should average 956 square feet apiece, indicative of apartments with family-sized configurations. Benjamin A. Leonardi’s Howard Beach-based Miele Associates is the architect of record. The 5,000-square-foot property is vacant. The Norwood Avenue stop on the J train is three blocks away.

Twin Three-Story, Single-Family Houses Coming to 114 Kensington Street, Manhattan Beach

Property owner Igor Yanovskiy, doing business as an anonymous Brooklyn-based LLC, has filed applications for two three-story, single-family houses at 110-114 Kensington Street, in Manhattan Beach. Each will measure 3,124 square feet and will host 2,182 square feet of residential space. The living quarters will be located on the second and third floors, while the ground floor will be flood resistant. In addition, each house will come with a 218-square-foot, single-car garage. Joel A. Miele’s Queens-based Miele Associates is the architect of record. The 60-foot-wide, 6,240-square-foot property was occupied by a two-story, single-family house until it was demolished last year.

Four-Unit Residential Development Coming To 101-16 158th Avenue, Old Howard Beach

Sandy Robbins, of Blackstone Builders Inc., has filed applications for a four-unit residential development spanning the lots of 101-12 – 101-16 158th Avenue, in Old Howard Beach, a block north of the Howard Beach/JFK Airport stop on the A train. Twin two-story buildings will each house two residential units, with units averaging 1,190 square feet. Ben Leonardi’s Miele Associates is the applicant of record, and demolition work commenced on the existing single-story home in June.

Seven-Story Rental To Fill Long Vacant Lot At 1613 Mermaid Avenue, Coney Island

An LLC has filed applications for a seven-story, 16-unit residential building at the empty lot at 1613 Mermaid Avenue, on Coney Island. Measuring nearly 11,290 square feet in total, the average unit will be a little over 700 square feet, indicating rentals are likely in the works. Miele Associates is designing the new structure, which will hopefully rise on the long-vacant lot.
