About the Building:
The following excerpt is taken from American Institute to Architects Guide
to New York City by Noval White/Elliot Willensky 1967, pg. 86
London Terrace, W. 23rd to W. 24th Sts., Tenth to Ninth Aves. 1930 Farar &
Watmaugh.
"This vast buff brick pile, in protomodern planar style with faintly Gothic
verticality, is actually two rows of connected apartment buildings flanking
a block-long private garden. All in all, it contains 1670 units, with
swimming pool, solarium, and shops and banks on the avenue fronts. The name
comes from a row of four-story houses that once stretched along the same
23rd Street frontages, facing the 18th Century Clarke mansion. When the
present complex was new, doorman were dressed as London "bobbies," as a play
on the name"
London Terrace Towers is composed of the four corner buildings which contain
approximately 710 units. The building numbers are 405 West 23rd Street, 465
West 23rd Street, 410 West 24th Street and 470 West 24th Street. Floor plans of

block is know as London Terrace Gardens, and although it was built as one
entity, is managed separately. The Gardens can be reached at
www.LondonTerrace.com.
The Towers went Co-Op in 1986, and as of June, 2001 is about
75 percent owner occupied. If you are interested in a rental apartment, please visit the

Newsletters
London Terrace Towers publishes a quarterly newsletter that is distributed to

Roof Garden/Sun Deck
The Roof Deck is located at 470 West 24th Street. It features some of the best views in NYC.
The roof deck will generally be open from April 1st until November 30th.
8:00 AM through 10:00 PM.

Pool
The pool, located in the 465 West 23rd Street building. It features a sauna and steam room in each of the locker rooms.
It is for use only by the residents of London Terrace Towers or London Terrace Gardens who must have a valid building ID.
Guests are permitted when accompanied by the resident who has obtained a guest pass from the Management Office. The current
fee is $12.00 per guest.
The hours of Operation are:
Monday, Tuesday, Thursday and Friday 6:30 AM to 9:45PM
Wednesday Closed
Saturday and Sunday 9:00 AM to 6:45 PM
Children's swimming classes are available through Imagine Swimming exclusively for residents and their guests.

Health Club
The Health Club is located in the 465 West 23rd Street building.
It is for use only by members who reside in London Terrace Towers or London Terrace Gardens who pay a membership fee to join
the Health Club. Please call the Management Office for current membership fees. There are discounts available for Senior citizens
and for multiple residents from the same apartment when both names appear on the lease or stock certificate who register at the
same time.
The hours of operation are:
Monday through Friday 6:00 AM to 10:00 PM
Saturday and Sunday 8:00 AM to 8:00 PM
The Health Club hours are restricted during some holidays, the times will be posted in both the lobby and Health Club.
The Health Club currently offers a variety of classes that are available to the members. The type of classes and the scheduling
are subject to change.

Bicycle Rooms
There are two bicycle rooms in the complex - one located in the 410 West 24th Street basement and the other located in the 470 West 24th Street basement. The available spaces are assigned on a "first come" basis to shareholders. Rental tenants may be accommodated, space permitting.
There is a $10.00 per month fee that is billed on the maintenance/rental statement.

Laundry Rooms
There are two laundry rooms available for use by the residents. They are located in the 405 West 23rd Street basement and the 465 West 23rd Street basement.
They operate with the SmartCard system - so no coins are needed. There are large capacity
washers and dryers available in each facility.
They are open 24 hours a day and are monitored by closed circuit television at the Lobby Attendant's desk in all four lobbies.
BuildingLink
Buildinglink permits residents to submit repair requests via the web, read board and management notices and building documents, receive
email notifications about deliveries, and post notices on the buildings resident postings.
To Login and begin to use BuildingLink residents should open an internet browser and go to
http://www.londonterraceresidents.com and login using your username and password. Username and password have been sent via mail to all residents. If you did not receive them, please
contact the Management Office at 212-675-2000.
Once you have logged in, you can edit your Unit Profile to change your password or to change
any of the preferences that control how BuildingLink will work for you (emergency instructions, e-
mail notification preferences, etc.) Make sure that your correct Email address is stored for your
Unit so that the Management Office can use BuildingLink to communicate with you.
lf you need help utilizing the website or wish to submit a question to BuildingLink, log in and click
on the �HELP� button at the top of your screen.
Telecommunications
London Terrace Towers is one of the first buildings in Manhattan to be installed with Verizon's fiber optic FiOS service. Verizon currently offers internet and phone service on FiOS, but is negotiating with New York City to offer cable TV. Visit www.verizon.com/fios for more information or to sign up.
Other providers of high speed internet access in the building include
Earthlink and
Time Warner's RoadRunner.
London Terrace Towers is wired for Time Warner Cable. Due to the high usage
in the building, all users receive a discount off the standard rates. See
www.twcnyc.com for more information about their service packages and
pricing. Both Digital Television (DTV) and Road Runner Cable Modem are available.
Access
All four tower buildings are served by elevators. There are no steps or other obstacles from the street
into the lobbies. Apartment entry
doors typically provide 31" clearance. Un-modified interior bathroom doors are narrower with 25" clearance.

How do I get a photo ID?
Visit the Management Office located in 405 W. 23rd Street, 2E, during business hours M-F between 9 & 5. If you are a resident in the Gardens, please bring a copy of your current lease renewal with expiration date and your Gardens ID card.
Can a guest in my apartment get a photo ID?
No. Only London Terrace Towers residents and their roommates may have photo IDs.
Can you recommend a contractor to do work in my apartment?
The Management Office does have the names of contractors who have done work in tenant's apartments, but we do not make any recommendations.
How often does the Board meet?
The Board of Directors meets once a month in the Management Office.
Can I attend a Board meeting?
No. The Board meeting is only for Board Members.
