We happened to notice that five web domain names relating to the condo project on the former site of St. Vincent's Hospital were registered just last week by Rudin Management. The property spans a number of different buildings between 11th and 12th Streets in the West Village. The domain names relating to the north side of the properties were registered as follows: 140west12.com, 150west12.com and 160west12.com. Meanwhile, on the south side of the properties the domains registered were 145west11.com and 155west11.com. Permits on file with the city indicate each of these addresses will have a lobby of its own. As with the marketing for 130 West 12th Street (roof garden seen above), we expect the condos to be sold using these simple and understated addresses rather than some fancy new moniker dreamed up in the shower. The Rudins are smart enough to know that when you have product like this you let it speak for itself. Completion is still two years away, but it will be interesting to see how fully their plan calls for treating each of these addresses as separate buildings, and if they roll them out to the market one by one over time.

Right now the development team refers to the entire site as the West Village Residences or WVR (see this temporary page they maintain for community relations and info). But we doubt that name will stick two years from now when it's time to go to market. The plans call for 350 units (down from the 450 previously - a number we suspect was always meant as a negotiating position anyway). Most of these will be a mix of apartments, maisonettes, and penthouses. There will be a new tower along Seventh Avenue designed by FX Fowle Architects. This tower will actually be slightly smaller than the brutalist brown hospital building being torn down. Four existing buildings are being preserved and converted.
There will also be five single-family townhouses on the 11th Street side. You can see them in the rendering below that was shown at one of the Landmarks meetings:
Meanwhile demoliton is moving along as you can see in the photos below. The hospital building is being removed in large slices. It's an enourmous and impressive operation.
At the right of the photo above you can see the facade of one building on West 11th being preserved. Below is a closeup of the preservation scaffold. This is serious adaptive reuse in action. We believe the structure at this facade will carry the address of 145 West 11th Street. Most likely 155 West 11th Street will be the newly constructed building just west of this.
On the 12th Street side the plans approved (after some negotiation) now include preserving the Reiss Pavillion. Three existing setbacks will be enlarged for penthouses, and all the windows will become larger casement style. We believe the Reiss Pavillion will carry the address 140 West 12th Street. Finally, the next two buildings immediately to the west are also being preserved and converted. We believe these will carry the addresses of 150 West 12th Street and 160 West 12th Street respectively. You can see what will become 160 West 12th Street in the shot below:
Below is a look at the triangular park on Seventh Avenue to be built. It will be much more open and pedestrian friendly than the hospital refuse station there now.
