Design Change: 577 Ninth Avenue

New filings with the DOB reveal a change of plans for 577 Ninth Avenue, where Handel has been replaced by SLCE as the architect of record. The site — which is located on the southwest corner of Ninth Avenue and 42nd Street — is being developed by 400 Times Square Associates LLC.

Zoning diagrams depict the structure’s basic form, which is a decided shift from the project’s earlier iteration; Handel’s creation offered a Tetris-like take on the pod-hotel concept, and the resulting idea was met with significant criticism. At first glance, SLCE’s revamp of the design would appear to leave more room for a semi-attractive creation, though the lack of actual renderings leaves room for speculation on either side of the aesthetic fence.

Permits for the site indicate that 577 Ninth Avenue — which also has an address at 400 West 42nd Street — will have 170,122 square feet in total; the building will be mixed-use, with a 36,621 square foot and 35-unit residential component in addition to the hotel. The tower will stand 25 stories in total, rising 363 feet to its bulkhead, and the Schedule A reveals that the hotel will certainly live up to the ‘pod’ concept, with 527 rooms averaging under 250 square feet apiece.

The LLC suggests the development’s working title may be 400 Times Square, which certainly sounds better than either of the site’s addresses. No completion date for the project has been announced, though permits were approved on May 1st, and construction is likely to begin shortly.
