Brooklyn’s Bedford-Stuyvesant neighborhood has seen substantial revitalization over the past decade, and another empty lot will soon add to the continued improvements at 722-733 Myrtle Avenue, on the corner of Sanford Street. There, JMS Realty Corporation is planning an eight-story mixed-use development, which is part of a larger rezoning application including several nearby sites.

At 733 Myrtle, JMS is requesting to rezone the site from M1-1/M1-2 to R7D/C2-4 and R6A/C2-4, corresponding to the transition to mostly residential space. The lot area totals 14,670 square feet, and the building would measure 90,367 gross square feet. 16,137 square feet would be set aside for the community facility and retail space, and 74,320 square feet would be divided between 87 apartments, 26 of which will be affordable. There will also be 30 parking spaces, as required even under the new zoning.

The first floor will hold the retail space, while the second floor will be occupied by the community facility. Above that, there will be six floors of apartments.

The site is just a few blocks west of the Myrtle-Willoughby Ave G train stop, and a little over half a mile southwest of the Broadway and Lorimer stops on the J, M, and Z trains. While the G may not be known for its reliability, that still makes the site very transit-accessible, more than justifying the impending densification, and begging the question of why these kinds of buildings need such substantial parking components.

Design-wise, 733 Myrtle Avenue is nothing spectacular, although the image shows a promising absence of PTAC units. The envelope will be flush with the street wall and the facade will be orange brick topped by white brick. With an innocuous appearance and a substantial retail square footage on the first floor, the building will make for helpful architectural filler.

Applications list an intended completion date of 2020.

    Hello..YIMBY..design had shown already and construction still will not appear on page at this time, go to talk about your reveal the neighborhoods willing to a newcomer because of colors and pretty luxury brick that located on the corner. So side on left or side on right not too hard over structure of man-made, focus on fresh green trees after (if) raining or morning period to breathe with its oxygen. (Are all okay)

  2. Rendering makes surrounding building look nice but in reality adjacent building on the right is heavily dilapidated.
