Updated Design Revealed for 1017 Home Street, South Bronx

Back in August of 2016, YIMBY posted the permits and then the initial reveal for an affordable senior housing building coming to 1017 Home Street, in the South Bronx. Now, we have a substantially revised version of the project to share, thanks to its architect, Body Lawson Associates.

The building will have eight floors, and its 63 apartments will average 550 square feet apiece, which is fairly generous for senior housing. Seventy percent of the units will be for low-income tenants, while the remaining thirty percent will be for formerly homeless seniors.

As YIMBY previously described the project,

The whole structure will be constructed out of prefabricated six- to eight-inch steel studs, which can be assembled much more efficiently than traditional masonry construction. The steel panels also offer several inches of space that can be filled with extra insulation, which also helps the building trap heat during the winter and cool air during the summer, reducing energy costs.

While the construction methods for the project may still be the same, its appearance has changed significantly, with the glass portion of the exterior ditched in favor of an all-masonry facade. Though the PTACs remain, the building is affordable housing for the elderly, so the cost-saving methods are not entirely unreasonable.

Demolition of the old church was completed earlier this year, and foundation work is now underway, with an expected opening date of summer 2019.
