Extell’s 68-Story “Brooklyn Point” at 138 Willoughby Street Gets New Renderings, Downtown Brooklyn

The ongoing Downtown Brooklyn development boom has already resulted in three new “tallest towers” for the borough, with 388 Bridge, then AVA Willoughby, and now 333 Schermerhorn taking the title, at 607 feet to parapet. But while each of those projects stands just a few feet above the others, Extell’s Brooklyn Point, at 138 Willoughby Street, is going to top-out 68 floors and 720 feet above the streets below. Now, YIMBY has a look at new renderings that paint a much more vivid picture of the skyscraper’s eventual impact on the DoBro skyline.

The tower is being designed by Kohn Pedersen Fox, and development has been in the works for quite some time. The skyscraper is the last phase of City Point, which has already given rise to two residential towers atop an enormous 600,000 square feet of retail space, immediately adjacent to the burgeoning Fulton Street corridor.

Excavation work for Brooklyn Point was complete as of August, which means verticality is likely imminent. While JDS Development’s planned supertall at 9 DeKalb Avenue will eventually stand a good head and shoulders taller, 138 Willoughby is more likely to reach its parapet first, which means that it will still probably reign as the borough’s tallest skyscraper, for however short a time.

Despite the projects sky-high profile, pricing will actually be fairly reasonable, and will start at $840,000 for studio apartments. There will be 480 residences in total, ranging up to three bedrooms.

SLCE Architects are the architects of record for the project, and completion is anticipated by early 2021. With foundation work already wrapping up, that estimate may, for once, be slightly conservative.

Let’s be clear, it was said “59 story” and “nearly 700 ft tall”, now it’s “68 story” and “720 ft to parapet”, think it will be still 59 construction built floors, marketing the top one as a “68 floor”, same as in Trump Tower, 58 story marketed as a “68 story”. Parapet is a bulkhead, so 20 feet variance. And making sure that first residential floors start over the top of 4 story retail podium, so probably possible marketed as a floor “14”, meaning exactly 55 construction floors over the roof of 4 story high retail mall, giving total 59 construction floors, with top floors as 68 (14-68), simular to Related “MiMa”, 55 constructed floors of residential over 3-7 level “Signature center” theater and art gallery, what giving tower right for marketing as “63 story”. Architecture is modern, but come on, this a Downtown Brooklyn, 10 years ago it was a crap, not now, thanks for dozens new high rises and skyscrapers, and looking like more to Downtown Austin now, modern buildings, skyscrapers, wide boulevards, modern fully enclosed shopping mall, best in city sport and entertainment center, modern suburban train station (LIRR Atlantic) with own urban plaza and urban mall. Come on without these high rises and new malls, Downtown Brooklyn would be like Manhattan without Times Warner Center or without rebuilt WTC site!!!

  5. 720 feet it’s a Manhattan size tall building, everything over 600 feet is true skyscraper size, remember we far from being Shanghai or Hong Kong, so our Skyscrapers are still mostly average from 600 feet to 1,000, with just few still above these height. For Brooklyn, who before 2009 have a single true skyscraper at just over 500 feet, it’s a true progress, now at least half of dozen built over 500 feet in Brooklyn, but this is first one of “Manhattan size tall”. CityPoint Brooklyn is a huge modern project, including 4 story giant mall and towers built over it, it’s first of the kind in Brooklyn, and total 3 towers of various height and finishing give you true impression of biggest Borough of NYC with population more than it is in Houston! And they are few pretty interesting newly constructed high rises nearby for those who missed postmodern and even “art deco”. Downtown Brooklyn is looks now more like modern downtown of big city, than just decade ago, with numerous parking lot insted of these buildings, and remember “container mall”, this was located just in place of this modern “700 footer”!

  6. Nick, I love how you pretend to understand what this David (Jack Lieberman) guy is saying. Always disguising himself with a different name thinking we can’t make out his horrible grammer. And as for the people complaining that Brooklyn is loosing it’s aesthetic, they don’t know the bourogh all that well considering the high-rise’s are mainly concentrated in DoBro where a decade ago there was only dilapidation.
