Manhattan Beach is a fairly quiet and affluent neighborhood, with plenty of single-family homes. However, there is a small area close to the border with Brighton Beach that has been zoned for larger projects, including 59 West End Avenue, where an existing structure will soon meet the wrecking ball for a new seven-story mixed-use building.

The developers, Mesivta & Yeshiva Geloda of Manhattan Beach, plan to divide the newly proposed structure between residential and community facility space.

The 75-foot-high concrete building will have a total floor area of 29,700 square feet, with 12,700 square feet split amongst 19 residential units, and 7,400 square feet dedicated to community facilities. There will also be 45 parking spaces in the sub-level, as well as community facility space in the cellar and first floor, and a student auditorium on the second floor.

The tenant lobby and community facility lobby will be in the cellar, with living spaces located on floors two through seven. The tenants will also have access to a rooftop swimming pool. It is unknown if the housing will be condominiums or rental units, but most recent developments in the neighborhood have been condos. About ten blocks away is the Brighton Beach station, with the B and Q trains.

Last year, a new residential building was completed on 65 West End Ave, the lot next to 59 West End Ave. Four units were sold, with the most expensive going for $1.75 million, or $794 per square foot.

The architect responsible is Asif Jamil. Demolition permits for the existing four-story structure have not been filed, and no completion date has been announced.
