Permits have been filed for three four-story residential buildings in the waterfront district of Great Kills, Staten Island. The structures will rise at 60, 70, and 80 Tennyson Drive, all within the same lot, and residents will be relatively close to Staten Island’s only rapid transit line. It’s a twenty-minute walk or five-minute drive to the Great Kills train station, serviced by the Staten Island Railway (SIR), and Tora Development is developing the project.

The three structures will all rise to a height of 35 feet. They do vary in square footage. 60 Tennyson Drive will yield 27,800 square feet, 70 Tennyson Drive will yield 41,300 Square feet, and 80 Tennyson Drive will yield 48,900 square feet, adding up to a total 118,000 square feet. The average area per space for all 94 units will be 1,255 square feet, which likely means condominiums.  The provided parking will have a capacity for 114 cars. The building does not appear to include any amenities.

Staten Island-based Rampulla Associates Architects will be responsible for the design.

In 2011, Tora Development submitted similar permits for the same lot, but with one structure instead of three. The development would have been 3,000 square feet smaller, seven fewer units, and an identical number of parking spaces.

The expected completion date has not been announced.

    SI Block# 5212, Lot# 37 is zoned C3A which is a commercial zoning. Residences is such districts are required to follow R3A zoning rules which restricts development to 2-family homes and appears to prohibit condominiums such as those proposed for this location.

  3. What with the dangers of rising seas, I think it is very unwise to build homes/apartments in this waterfront community. It should be used for recreation, not building homes.
