Permits have been filed for a seven-story mixed-use building at 32-58 105th Street, in East Elmhurst, Queens. The site is located just around the corner from Northern Boulevard, an active commercial street with shops, restaurants, and the Langston Hughes Queens Library. The lot is two-thirds of a mile from the nearest subway station, 103 Street-Corona Plaza Station, serviced by the 7 train.

The 69-foot tall structure will yield 34,300 square feet of space, with 27,400 square feet dedicated to residential use, 3,450 square feet set aside for ambulatory facilities on the first floor, and 5,650 square feet for commercial retail stores on the first floor.

Bicycle and accessory storage space will be included in the cellar, while  nine open parking spaces will be made available on ground floor. 34 residential units will be created, averaging 806 square feet apiece.

Tan Architects will be responsible for the design, and Sanford 147 Development is the developer.

Demolition permits have not been filed, and an expected completion date has not been announced.
