Massive 1,000-Unit Mixed-Use Redevelopment Revealed at 1709 Surf Avenue, Coney Island

The building boom enveloping New York City’s waterfront neighborhoods extended into Coney Island last year, with several big projects entering the pipeline. Today, YIMBY has the first rendering for the largest one yet, slated to rise on Surf Avenue. The redevelopment will yield 1,000 apartments, 150,000 square feet of retail space, and 80,000 square feet of offices, indicating the neighborhood’s post-Sandy rebirth is continuing with vigor.

The Prusik Group is behind the project, which comprises three blocks in all. The site is located directly across from MCU Park, and Luna Park is also nearby. The technical address is 1709 Surf Avenue.

Renderings show that current plans are rather traditional in their envelope and apparent appearance, with red-brick facades and boxy silhouettes outlining the tentative additions to the neighborhood. Some of the other new developments nearby include John Catsimatidis’ Surf Avenue project, which will be strikingly contemporary, so the classically-minded project is a nice bit of variety amongst a sea of new buildings covered in glass.

Tith work set to encompass three whole blocks, the densification of the area will be substantial. Luckily, the D, F, N, and Q trains are all nearby at the Stillwell Avenue Station, providing easy access to the rest of Brooklyn and Manhattan.

Completion of the Surf Avenue project is anticipated for 2020, and Taconic Investment Partners will be partnering with The Prusik Group to build out the site.
