Gene Kaufman’s First Tribeca Skyscraper at 267 Broadway Gets Major Design Revamp

Back in August, YIMBY reported on the first renderings for a new tower coming to 267 Broadway, in Tribeca. Plans call for the Gene Kaufman-designed building to stand a total height of 510 feet, and after substantial design revisions, we have another update revealing substantial changes since 2017.

In November, The Tribeca Citizen revealed an initial revision from developer Roe Corporation, which showed new renderings. The latest images come from the architect, and apparently reflect another update since the November iteration was revealed, although nothing is set in stone just yet.

The design as of last summer showed a very glassy look, featuring integrated balconies complemented by a liberal use of greenery. The newest design, while still sporting a modern look, has been styled a bit more conservatively, featuring a more traditional concrete and glass facade.

Gone is the abundant greenery seen trimming the building, however, the new look does keep its integrated outdoor spaces. The building’s new facade also appears to integrate the existing structure on the lot into its design.

The project itself is slated to offer up a total of 144,244 square feet of mixed-use space; 38,139 square feet of which will be dedicated to commercial use, which will take the form of an 80-room boutique hotel between floors 3 and 12.

The remaining 92,671 square feet of space is slated to be for residential use. Upon completion, the project will bring 37 new condominiums to the market, including a three-story penthouse at the top of the building.

The hotel portion is set to offer four-star boutique accommodations, which means prices are likely to be substantially lower than what 30 Park Place is commanding just a few blocks away. Guests will have access to a host of amenities, including a food and beverage location on the second floor, and an outdoor garden.

Permanent residents of the building are not overlooked as far as amenities are concerned either, with access to their amenity floor located on level 15 of the structure. It is set to include a fitness center, a spa, and an outdoor space.

Completion of the tower is anticipated to be sometime in 2020. The Roe Corporation is responsible for the site’s development.

    I don’t know if this will happen. Roe Company has been saying the building of a hotel and condo at 265 Broadway for years and nothing has happened. Roe is full of hot air.
