New Renderings for 485 Marin Boulevard in Jersey City as Leasing Readies for Launch

Jersey City’s ongoing development boom has chiefly been focused along the waterfront, but the tendrils of new construction have also started to wrap their way across increasingly distant swaths of the city, including 485 Marin Boulevard, in Hamilton Park. There, HWKN has designed an 18-story and 397-unit rental development for KRE Group, which is now almost complete.

In the developer’s words,

In addition to a state-of-the-art fitness center, private dining room, screening room, and attended lobby, the building features a 5th-floor amenity deck with a swimming pool, lounge areas for sunbathing, outdoor showers and grilling stations. There will also be bike storage and on-site covered parking. Adding to Hamilton Park’s leafy surrounds, 485 Marin will sit atop a privately-developed public park, allowing residents and their neighbors to enjoy abundant green space just outside their front door. 

In terms of design, the massing of the project was sliced through the middle in order to better match the scale of the surrounding neighborhood’s fabric, which chiefly consists of brownstones. The red-brick facade is another nice touch, keeping the new building in context with its old neighbors.

The result is a bifurcated envelope, with the visual division of the project yielding a range of stacked terraces for residents on both sides of the divide. The tactic minimizes the scale of 485 Marin relative to its surrounds, while maximizing outdoor space created for its future inhabitants.

Units will range from studios up to three bedrooms, and pricing will begin at $2,350 per month. The first few floors of the project will include commercial space, as well.

Occupancy is expected to begin this May, and The Marketing Directors is heading up leasing.
