An anonymous developer has filed for a rezoning to make way for a nine-story mixed-use building at 57 Caton Place, in Windsor Terrace, Brooklyn. The site is two blocks away from the Fort Hamilton Parkway subway station, serviced by the F and G trains. The site is located a block away from Machate Circle, near the southern point of the expansive Prospect Park.

The zoning map amendment would repurpose the site from C8-2 Commercial to R7-A residential with a C2-4 overlay. The 95-foot tall structure will yield 166,190 square feet, with 106,900 square feet dedicated to residential use, and 12,990 square feet for commercial-retail use. The proposed development would create 107 new apartments, averaging 999 square feet apiece, indicating condominiums.

A 74-vehicle parking garage will also be incorporated below grade.

The existing building will be demolished. The developers are planning to build two nine-story wings that are to be connected with a low-slung base. Renderings on the rezoning application reveal a minimalist design with non-ornamental paneling and several terraces on both wings.

Morris Adjmi Architects is listed as responsible for the design.

Permits have not yet been filed. Should approvals be granted for the rezoning and permit, construction is expected to last 26 months, finishing as early as 2021.

    Commercial space on a quiet block without much foot traffic will sit vacant for quite a while.

  2. So, so dull. 31 Ocean Parkway and the entire stretch of 10-50 Ocean Parkway are all beautiful showcase pre-war buildings, nevermind 71 and 81 down the block. It’s a shame they couldn’t build something a little in keeping with the character of the neighborhood (and please don’t tell me that setback does the trick).
