Construction on the Lower East Side’s first legitimate skyscraper continues apace. When YIMBY last looked at 252 South Street, i.e. One Manhattan Square, the superstructure had reached its 80th floor, with topping-out officially occurring last September. Now, only a dozen floors of cladding remain before its exterior is complete. Extell Development is responsible for development, with Lendlease responsible for construction.

The 850-foot tall structure will yield 815 condominiums, making it one of the largest condo projects in the city. An adjacent 13-story structure is being built as part of the development, creating 205 permanently affordable rental apartments.

Adamson Associates is responsible for the design. The tower has a distinctive exterior similar to several other Extell projects, namely One57 and Central Park Tower. The sky-blue glass curtain wall is peppered with tilted glass panels, adding different colors from the sky.

The most striking addition to the facade is the east-side exterior, which has a black glass curtain wall, further adding character. From the right angle, it can look like a completely different building.

With the building topped-out, and the façade almost complete, the developers have announced they are dismantling the construction crane, indicating that completion is not far off.

As it stands, the tower is a slightly monolithic addition to the neighborhood’s visual profile. This period of dominance is expected to end soon, as several other adjacent towers are also in the works. The most likely to be next is 247 Cherry Street, by JDS Development and designed by SHoP Architects.

Completion of One Manhattan Square is expected by 2019.

  2. In one of the above photos you cas see the eye sore in the sky, the mechanicals on top of 45 East 22ns St. So sad….
