Permits have been pre-filed for a 19-story high-rise at 65 Franklin Street in Tribeca, Manhattan. The site is right on the corner of Franklin and Broadway, less than five blocks from the 1, 2, 6, N, Q, R, W, J, and Z trains, and seven blocks from the City Hall Park. Monzer Khafagy of HAP Investments is listed as the project executive responsible for the development.

The site was purchased by HAP Investments for $46 million earlier this year when they announced plans to develop. Permits confirm their initial plan. The 210-foot tall structure proposed will yield 107,600 square feet, with 74,100 square feet dedicated to residential use, and 3,035 square feet dedicated to ground floor retail. 41 condominiums will be created, averaging 1,807 square feet apiece. Eight parking spaces will be included on site.

CetraRuddy Architecture is listed as responsible for the design. Their projects have often been architecturally daring. This includes 45 Broad Street, which will be Downtown Manhattan’s first residential supertall.

The cellar will include a fitness center, yoga room, a swimming pool, a laundry room, and a bicycle room. Other amenities include a kids room and outdoor terraces on the second floor and rooftop.

The estimated completion date has not been announced, and demolition permits have not been filed yet.
