One Seaport Officially Tops Out Along The East River in Lower Manhattan

With a tall and slender profile visible from locations far and wide along the East River, One Seaport, aka 161 Maiden Lane, has finally reached its 670-foot pinnacle above the Financial District. The glass is also steadily climbing up the eastern and southern facade in between the numerous protruding balconies that offer spectacular views of Brooklyn and the morning light. The 60-story project is designed by Hill West Architects, while being developed by Fortis Property Group, LLC and constructed by Pizzarotti LLC. Interiors are designed by Groves & Co.

The project was unexpectedly met with a series of construction delays and an unfortunate accident after work rose above street level.

Now, it looks like work has finally reached the uppermost floors, with concrete for the parapet clearly visible.

The unique profile of the building is due to the narrow site parameters, as the lot spans between Maiden Lane and Fletcher Street, while the FDR sits directly adjacent across to the east. Despite the close proximity to the highway and the river, the residential units start very high up, thanks to raised mechanical floors in the base.

There will be around 200,000 square feet of space in all, and the building will feature an amenities lounge on the 27th floor, roughly the halfway point. From there, residents can enjoy a sauna and an outdoor pool overlooking the East River with extra space to walk and sit down. There will also be a fitness center, tenant storage and bicycle parking.

Each of the units will have its own balcony, arranged and stacked in a gentle wave pattern from the bottom to the top of the tower. The top section will be illuminated at night with the use of thin horizontal LED strips arranged in a staggered pattern on all four sides, giving it a distinct evening crown among other tall and bright skyscraper peaks in Lower Manhattan like 70 Pine, 50 West, and 20 Exchange Place.

One Seaport is most likely going to be complete sometime next year.
