Work Fully Wraps For The Max’s 1,028 New Apartments at 606 West 57th Street, in Midtown, Manhattan

Construction has wrapped up at 606 West 57th Street, aka The Max, and the massive mixed-use rental complex is already making quite a dent in the Midtown Manhattan rental market. While leasing started just seven months about, over 80% of the 1,028 units are already occupied. TF Cornerstone is responsible for the development.

The Max is one of the largest residential project to change the undeveloped edges around 57th Street along the Hudson River, though it’s certainly not alone. Across the street, VIA 57 West has become an iconic structure, and is so far BIG’s most successful design in New York. Another couple blocks up, Waterline Square is creating three towers centered on a public courtyard with restaurants and retail that aims to become a social gathering point for the surrounding area.

The building is packed with amenities fit for an actual village. These include a game room, a club, and even a basketball court. A full-scale screening room will be available, as will outdoor terraces with barbeque grills and a sundeck. The rooftop views will have largely unobstructed views of the city.

Other amenities include a yoga studio, volleyball court, laundry rom, sizable fitness center, dog grooming room, and a co-working space.

  2. This whole neighborhood will certainly be used for “near future’ science Fiction film location shoots.

  3. Incredible. The tallest buildings in every single picture are less than five years old.

  4. New rule: if you use PTACs, you are forbidden from marketing your building as “luxury”

  5. This just might take the title for ugliest building in the city for me.

  6. Not a fan at all of much of Architectonica’s work. But this is a clever and formally successful massing. Good play with the ‘triangular’ forms of the iconic building nearby.

  7. I am a consultant who does not want to be IDed but I was involved with this building from start to finish. I have been involved in many buildings going up over my career and I have to say that TF Cornerstone is the best in the business. They don’t put lipstick on the pig. Something goes wrong, they don’t ever cover it up, they tear it out and do it over until it is correct. They stay involved with the building throughout the process because the building is theirs.

  8. I’ve lived at The Max for almost 4 years…there is no better owner-management company than TF Cornerstone.
