Permits have been filed for an eight-story residential building at 637 East 176th Street in The West Bronx. Located between Arthur Avenue and Belmont Avenue, the site is situated in neighborhood that appears fairly suburban. Half a mile away is the MetroNorth Tremont train station, and closer to a mile away are the 174 St-Southern Boulevard and West Farms Square – East Tremont Avenue subway stations, both serviced by the 2 and 5 trains. Arjan Gjushi of Al. Bros. Construction is listed as the owner behind the applications. Gjushi also recently filed permits for a 160-unit project nearby, at 29 Featherbed Lane.

The 74-foot tall, cold-formed steel structure will yield 37,048 square feet, with 31,315 square feet dedicated to residential use. 46 apartments will be created, averaging 681 square feet apiece, indicating rentals. The building will include 1,544 square feet of community facility space on the first floor, according to the application. There is a rear yard of 40 feet on the interior lot.

Mohammad Badaly’s Mount Vernon, N.Y.-based Badaly Architects is the architect of record.

The lot is currently vacant, meaning construction can start as soon as permits are approved. The estimated completion date has not been announced.

  3. Suburban? Not at all.

    This area is highly urbanized and very high density with structures of mixed usage in a walkable mass transportation dependent area.

  4. It can’t be the “West Bronx” with a EAST 176 St address. The dividing line between the East and West Bronx is Jerome Ave.

  7. Right across the street from the Cross Bronx expressway. Definitely not Suburban. Highly congested area.
