Back in November, YIMBY reported on demolition permits for three adjacent four-story buildings at the corner of 120-124 Lexington Avenue, in Kips Bay, Manhattan. New construction permits have now been filed for a 10-story mixed-use building at 120 Lexington Avenue. The site, between 28th and 29th streets, is located one block east of the 28th Street subway station, serviced by the 6 train. Four blocks away is Madison Square Park. Daniel Dabakaroff of Skyland Management is listed as the owner behind the applications.

Much has changed since new construction pre-filings were submitted for this lot in August, which suggested hotel units. The concrete-based development will yield 37,782 square feet, with 31,000 square feet designated to residential space and 2,300 square feet allotted to commercial space. According to the filings, 48 units will be created within the 95-foot tall structure. With each unit averaging 645 square feet each, rentals are very likely.

Paul Giammona of Crown Architecture is responsible for the design. An estimated completion date has not been announced.

    Does this mean that the former residence, 123 Lexington Ave., of Chester A. Arthur, the 21st President of the United States will be demolished? If so, you may know there is a plaque in the building’s hallway that states Chester Arthur once lived there. The plaque should be rescued and placed where the public can view it. Please respond.
