Permits have been filed for a 24-story mixed-use tower at 224 East 135th Street, in Mott Haven, The Bronx. The corner lot, also marked as 198 East 135th Street, is located between Major Deegan Expressway and the 3rd Avenue Bridge. Three blocks away is the 3rd Avenue-138 Street subway station, serviced by the 6 train. Cheskel Schwimmer of CGS Builders listed as the owner behind the applications. Cheskel previously filing permits in 2015 for a 25-story building with 465 apartment units.

The proposed 243-foot tall development will yield 310,565 square feet, with 292,716 square feet designated for residential space, 13,474 square feet for commercial space, and 4,375 square feet for community facilities. It will have 190 residences, most likely condos based on the average unit scope of 1,540 square feet. The concrete-based structure will also have a cellar, a 30-foot long yard, and 216 enclosed parking spaces.

Fariba Makooi of Fischer Makooi Architect is responsible for the design.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. Exciting. The Bronx side of the Harlem River waterfront is the next emerging skyline. I believe this is part of a two, twin tower development (first tower already well under construction). Once this is complete along with the 3rd Ave Bridge/Harlem River Yards developments, we should see a very Hunters Point waterfront style urbanscape.
