New plans for 310 East 86th Street will see the condominium project nearly double in size. Located in the Upper East Side neighborhood of Yorkville between First and Second Avenues, and only steps away from the Q and R trains at the 86th Street subway station, the site made news recently after Izaki Group Investments purchased and acquired three apartment buildings from Extell.

The initial plans called for an 80,000-square foot structure, but have now been dramatically increased to nearly 150,000 square feet. In total, this project will take up five parcels of land and sprout a 20-story residential tower with 68 units. Air rights from 320 East 86th Street were also bought in order for the future building to rise to such a height.

ODA Architecture will be designing the new project. No renderings have been released as of right now. While work on this property is taking shape, another contender is also about to come to the district. Extell is planning to construct a new 20-story building a couple hundred feet away over to the east at 350 East 86th Street.

Yorkville has a number of tall apartment buildings both old and new, so the impact of ODA’s future structure should be minimal and blend with the overall heights of the surrounding edifices.

A completion date for 310 East 86th Street has not been announced yet.

  1. As a resident on this block it’s sad to see the charm disappear and domineering high rises take hold.

  2. 2nd Joe’s comment. The SW corner of 86th & 1st is getting major construction too.

  3. Last I checked, the R Train goes to Queens, not the UES.
