Permits have been filed for a seven-story mixed-use building at 2086 Valentine Avenue in Tremont, The Bronx. Located between East 180th Street and East 181st Street, the interior lot is near the 182nd-183rd Streets subway station, serviced by the B and D trains. Craig Nassi of BCN Development is listed as the owner behind the applications.

The proposed development will rise 70 feet and yield 31,461 square feet, with 26,859 square feet designated for residential space and 4,602 square feet for community facility space. It will have 43 residences, most likely rentals based on the average unit scope of 746 square feet. The masonry-based structure will also have a 30-foot-long rear yard and 20 parking spaces.

Asher Hershkowitz Architect is responsible for the design.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  3. Community facility space? What do they actually do in those spaces?

    • Those spaces are typically sold for medical offices or private childcare facilities. They’re not actually “public” in either the sense that they are either publicly-owned or publicly-accessible. The way it BASICALLY works is that these “public facility” spaces don’t count against the allowed square footage. The theory is that developers will make more money off of the sale of these spaces and the neighborhood will benefit by their inclusion, taking some of the burden off of actual public facilities like hospitals.

  7. Reminds me of a hotel in design. A good look for the Bronx. Similar to a condo design.

  8. This guy is a crook, has zero skills and buys ads for his name. His own father sued him, goes to show what type of person he is. This project looks like another one to bust soon just like all of his “other” developments.
