The long-planned redevelopment and vertical expansion of Harlem’s Historic Victoria Theatre at 233 West 125th Street is one step closer to completion with both residential and hotel components officially topped out. Designed by Aufgang Architects and developed by Exact Capital Group and Lam Group, the expanded property includes a new 26-story, 210-key Marriott Renaissance Hotel and an adjacent 27-story, 191-unit apartment tower.

Half of the residential units will be affordable housing.

“We are proud to be part of this development to revitalize Harlem,” said John Lam, chairman and CEO of the Lam Group. “This redevelopment project, when completed, will provide additional economic stability and growth in the heart of Harlem in the form of local jobs and housing.”

The lower levels of the property will also include approximately 25,000 square feet of retail, a 5,000-square-foot ballroom, and a 25,000-square-foot arts center with two performance venues.

Historic elements of the theater, such as its original 1917 terracotta façade and main lobby with its grand staircase and an ornate ceiling, were restored and repurposed in the new entryway.

The $178 million project was sponsored by the Harlem Community Development Corporation with financial support from Goldman Sachs, the Upper Manhattan Empowerment Zone, and the Empire State Development Corporation.

  1. What exactly is affordable? Harlem residents have lived here all our lives and the new apartments that are being made are not affordable for us long time residents. The apartments are being made so that the people who would have never thought about living here twenty years ago can have a place to live that is up scale and nice but the residents that have lived here al there lives can’t afford to move into. Our sell out community leaders and developers that look out for new residents instead of helping old residents should go to a special place that you don’t have to have money to get into when we pass on that is down in the hot boiler room and not hi in the crowds for being so greedy and unfair to our long time Harlem residents.

  2. Yes I’m glad to see this property development. But yes what is affordable?

  3. When is completion expected for the Marriott Renaissance Hotel, how many rooms for hotel guests, will there be an underground garage, and is it known how much the daily rental rate will be?
