Permits have been filed for a six-story residential building at 2305 Belmont Avenue in Belmont, the Bronx. Located between East 183rd Street and Crescent Avenue, the lot is closest to the 182nd-183rd Streets subway station, serviced by the B and D trains and the East 180 Street station, serviced by the 2 and 5 trains. George Sarantis under the 2305 Belap LLC is listed as the owner behind the applications.

The proposed 69-foot-tall development will yield 10,500 square feet designated for residential space. The building will have 12 residences, most likely rentals based on the average unit scope of 875 square feet. The masonry-based structure will also have a cellar and a 30-foot-long rear yard.

Hany Demetry of Sotir Associates is listed as the architect of record.

Demolition permits were filed in June of 2018. An estimated completion date has not been announced.

  1. If I took a close eye, then took a hand. I wouldn’t know what I was touching with the details. So I turned out the fabric, and looked at the development from you gently and appreciated. (Thanks to New York YIMBY)

  2. walking to the subway is impractical from this location. a bus ride is necessary.

    • You could walk but it will take some time. Around 20 minutes. If you consider the walk to the bus, the wait, traffic, probably makes more sense to just walk at times.

  3. The 2 and 5 train is so far away. The 4 train on Jerome ave is so much closer.

    • B/D line on the Grand Concourse/E 188th-Fordham Rd St is closest by a hair at .9 mile vs the 2/5 at East Tremont-West Farms Sq at 1.1 miles. E 182nd-183rd stop on the B/D is the same distance as Fordham Rd due to the irregularities in the grid around there. 4 train is a longer walk.

      Metro North at Fordham Rd is .8 mile away.

      This is the perfect area to bike to train, especially an eBike because of the hills. Walk to subway could take 18-22 minutes depending on how quick you are.

    Sorry for the wrong info. you can get a bus #15 on 3rd Ave, only 3 blocks away to E 149 St Subway, there you can get the 2 4 5 going Downtown.
