25 Park Row’s Curtain Wall Nears Completion in the Financial District

Installation of 25 Park Row‘s curtain wall is nearing completion, with only a few portions of the 50-story Financial District skyscraper’s superstructure remaining to be encased. The 702-foot-tall mixed-use tower is designed by COOKFOX Architects and developed by L+M Development Partners, along with the family behind J&R Music World. Sales for the 110 residences are ongoing and are being handled by Corcoran Sunshine Marketing Group.

Last month, J&R unveiled 60,000 square feet of rentable office and retail space that can be divisible. The first, second, third, and fourth floors have 120 linear feet of possible street frontage as well as both upper- and lower-level space. Retail occupants will have also have access to a shared elevator and the ability to add elevators and escalators upon request. Cushman & Wakefield is exclusively handling leasing and marketing for the commercial space.

The offices will have a private lobby with 18-plus-foot-high ceilings and floor-to-ceiling windows. Two passenger elevators can be accessed along Park Row, while the freight elevator is only accessible from Theatre Alley. Bicycle storage will be among the building’s Class A amenities.

“The neighborhood around City Hall Park has always been buzzing with daily foot traffic, and with the arrival of new luxury residences and expanding tourist amenities, there is massive potential for big-name retailers and offices that are looking to be a part of this rapidly developing and very convenient area,” said Rachelle Friedman, co-founder of J&R.

25 Park Row is located in the heart of New York’s civic center with close proximity to a slew of major tourist destinations, with 13.6 million tourists each year visiting attractions like One World Observatory and the 9/11 Memorial Museum. “The space is a business owner’s dream,” said Diana Boutross, an executive vice president at Cushman & Wakefield.

Completion of 25 Park Row is expected next spring.

  2. I actually think it enhances its neighbor, 15 Park Row.

    This is a very well detailed design that manages to mix modern and historical elements. While it’s helpful the facade steps back to allow 15 Park Row’s distinctive top towers to remain three dimensional, it would have been much better for the upper nee tower to be set away a bit from the property line.

  4. Subtle massing; the setbacks and pinnacle are thoughtful compliments to its immediate neighbors, and help hide that crude concrete box behind.
