Demolition at 80 Flatbush Avenue Nears Completion in Boerum Hill, Brooklyn

Architectural photographer Tectonic recently checked in on the progress at 80 Flatbush Avenue in Boerum Hill, Brooklyn. Demolition is underway to clear the site for the construction of a multi-structure development that will include one of the borough’s tallest skyscrapers. A large assembly of scaffolding and black netting shrouds what remains of the original brick structure that is being dismantled floor by floor. Last year the City Council approved the project, which had a reduction in size and scale and a redesign of the largest tower. Alloy Development is the developer of the complex, which is located on a triangular plot bound by Flatbush Avenue, State Street, Third Avenue, and a small sliver of Schermerhorn Street.

All the demolition is occurring on the southern end of the site with a two-, three-, and five-story building squeezed into the tight end of the parcel.

The development includes the preservation of two historic structures, a planned 350-seat elementary and high school by Khalil Gibran International Academy, and two ground-up skyscrapers. The tallest of these got a height cut from the proposed 986 feet to a range between 825 feet to 845 feet high. This also resulted in the scaling back of the floor area ratio from 18 to 15.75, and a total of 870 residential units instead of 900. The number of affordable homes for 80 Flatbush Avenue has fortunately remained the same at 200.

A start and completion date for the new 80 Flatbush Avenue complex has not been announced yet. Demolition and clean up of the narrow triangular site should likely wrap up before the end of the year.

    The redesigned tower is vastly better making a truly iconic centerpiece for this neighborhood.

  3. NIMBies gave an unprecedented fight to block any development at this site; and they had lost the battle. The original 986-ft structure was dropped down to about 825 to 845 feet as you have mentioned in your post. Is this how planners and politicians compromise these days to appease opposition?

  4. I really liked the original tower!!! This one is okay, but it’s not really that much shorter and far less iconic than the original proposal. I hope the developer can get the permission to building the original proposal again. May I remind all the nimbys that it included more neighborhood amenities, more affordable housing, and didn’t have a weird cantilever over the historic structure that will be saved.

    Demolition nears completion, my ass. One floor is gone, there are two floors to go. It is unlivable across the street.

  6. Baffling post. Demolition on some parcels is indeed underway, but only about 20-30% done overall, so nowhere near completion. Why not make some calls and find out what the actual timeline is rather than speculating and spreading misinformation?

    • Do you pay for this service? I don’t even see any ads on this page.

      • There are in fact ads, mainly for apartment buildings. Particularly on desktop. I don’t get why people think that just because something is free it can’t merit any criticism. One would hope all journalists want to improve.

  7. OY VEY I had a small house on state st. just off 3rd.ave that I bought in 74 for $18 K AND SOLD FOR $25 K
