Klövern and GDS Development Break Ground on 28 & 7 Office Building, at 322-326 Seventh Avenue, in Chelsea

Klövern and GDS Development recently broke ground on a new Manhattan boutique office project in Chelsea, called 28 & 7. Skidmore Owings & Merrill is the designer of the 12-story, class A office structure, which is located at 322-326 Seventh Avenue and is one of three properties that the two developers are working together on in New York City. Klövern is aiming to bring a more Scandinavian-inspired approach to the office market with higher sustainability standards and a more “human-scaled” design approach.

The exterior will have a grid of black-colored, glazed terracotta, an element that Skidmore wanted to use to contrast the growing number of glass towers sprouting across New York City. A ten-foot module was used to divide the grid of triple-glazed windows that would allow easier flexibility for tenant fit outs. The ground-floor retail frontage will maximize exposure with large window panels that are twice the length of the windows in the façade grid above. A total of 105,00 square feet of leasable space will be created and feature column-free floor plans up to 40 feet deep between the curtain wall and the core. The designers and developers are hoping to achieve LEED certification. Other components of the building geared toward future tenants include ground-floor bicycle storage, executive-style bathrooms on all floors, and a shower and changing room.

Additionally, there will be a 12th floor penthouse with a panoramic garden terrace. The site for 28 & 7 is located across from the Fashion Institute of Technology and is near other major sites like Hudson Yards, Penn Station, and the NoMad neighborhood to the east. Office workers will enter on West 28th Street, while the retail space is going to be situated along Seventh Avenue.

The site was purchased in 2018, and the project is expected to be finished in the fourth quarter of 2021.
