Permits have been filed for a 12-story mixed-use building at 85 4th Avenue in Park Slope, Brooklyn. Located on the corner of St. Marks Place and 4th Avenue, the lot is three blocks south of the Atlantic Avenue-Barclay Center subway station, serviced by the 2, 3, 4, 5, B, D, N, Q, and R trains. Harry Einhorn under the 85 4th Avenue LLC is listed as the owner behind the applications.

The proposed 125-foot-tall development will yield 176,757 square feet, with 124,998 square feet designated for residential space, 5,415 square feet for commercial space, and 1,996 square feet for community facility space. The building will have 193 residences, most likely rentals based on the average unit scope of 647 square feet. The concrete-based structure will also have a cellar and 79 enclosed parking spaces.

James Shannon of Strekte Corp. is listed as the architect of record.

Demolition permits have not been filed as of yet. An estimated completion date has not been announced.

  1. Hello New York YIMBY: Your report instills me to love development, you will laugh or ridicule me; I don’t care. I just want to tell my feelings via commenting on work in progress: Thanks for a 12-story mixed-use building.

  2. I wonder if the footprint includes the neighboring King Beer Hall or whatever it was called which closed down a while ago. Such a shame that we can’t at least get 18-20 stories on 4th Ave, but hopefully this will be a high-quality addition to the neighborhood with retail on the ground floor.

  3. Wow! I’m sure my former neighbors will not be able to afford any of these new builds.
