SOM Reveals New Renderings of Disney’s Hudson Square Headquarters

This week, Skidmore, Owings & Merrill revealed fresh renderings of the new Walt Disney Headquarters at 4 Hudson Square in Lower Manhattan. The 22-story building will comprise 1.2 million square feet and is expected to break ground by 2022. Disney has partnered with Silverstein Properties to complete the new development.

The building will eventually occupy a full city block bounded by Vandam Street to the north, Varick Street to the east, Spring Street to the south, and Hudson Street to the west. The structure will contain multiple film and production studios and office space, in addition to ground-floor retail. The retail component will reportedly not be occupied by a Disney-related tenant.

The massing of the structure incorporates a series of setbacks above the 19th floor, bifurcating the development into two 320-foot towers with multiple outdoor terraces. A glass box atrium is positioned between the two towers and will offer workers views of the Hudson River and the surrounding neighborhood.

The envelope of the structure is comprised of a punched window system with pale green terracotta panels and bronze-colored metal. According to SOM, the materials selected were intended to echo similar façades and color palettes currently present in the neighborhood.

As previously reported, Disney purchased the 137 Varick Street site from Trinity Church Real Estate for $650 million. Global construction firm Skanska will oversee demolition of the existing properties on the plot.

A full completion date was not made available prior to this report.
