Construction has started on Park Haven Apartments, a new mixed-income apartment complex in Mott Haven, The Bronx. Located at the corner of East 142nd Street and St. Ann’s Avenue, the ten-story building includes 178 residential units, a ground-level grocery store, and community facilities.

As an affordable housing project, units will only be marketed to households earning 30 to 80 percent of area median income (AMI). This distribution is meant to provide a higher percentage of deeply affordable units and closely reflects the income of current residents of the neighborhood. Fifty units are designated as permanent supportive housing for homeless individuals and families.

Designed by SLCE, the largely brick building comprises 180,000 square feet and was designed to meet Passive House sustainability standards. This includes the installation of rooftop solar panels by Bright Power and extremely efficient enclosure systems to help maintain internal temperatures without the use of electricity. As a result, occupants are expected to incur lower utility costs.

The project team, which also includes The Community Builders and BronxWorks, recently achieved a Building of Excellence award from the New York State Energy Research and Development Authority for design of the low-carbon emitting structure.

“We’re proud to bring high-quality apartment homes and a much-needed grocery store to the Mott Haven neighborhood,” said Desiree Andrepont, senior project manager at The Community Builders. “This mixed-use development providing housing, education, and economic opportunity for New Yorkers in The Bronx would not be possible without the help of our partners and neighbors.”

The ground-floor grocery store and community facility will occupy 14,000 square feet and 7,000 square feet, respectively. BronxWorks will eventually open a workforce development program within the community space.

    This is not accurate. This will be a welcome addition to the community however construction is nowhere near complete. Building has not even topped off yet, let alone framed out. Looks like it hasn’t gone past site and foundation work yet. Still has a ways to go.

  3. I think it’s a great idea and the building looks beautiful. I very much want to live there I am a bronx resident and I have a cityphelps voucher for a one bedroom apartment just for me alone.

      That’s because it’s still an empty lot. Its adjacent to my church. Construction has NOT started.

  17. The building won’t be done until Winter 2021. I think it’s crazy that it won’t have underground parking when there are so many apartments. These architects aren’t considering the people that drive when they throw a building in every available space in NY.

    • Undetground parking is an added expense. Ususally operated by a garage network who leases it. Itsonly prwctical if u can rwnt them for 250 or more a month. With 50 cars. 12500 a month for 50 cars. 275000 a year. 5.5 million over 20 yrs. It can pay for itself.
