Permits have been filed for a six-story mixed-use building at 289 Hudson Street in Hudson Square, Manhattan. Located on the corner of Spring Street and Hudson Street, the lot is two blocks west of the Spring Street subway station, serviced by the C and E trains. Ponte Equities is listed as the owner behind the applications.

The proposed 73-foot-tall development will yield 14,829 square feet, with 10,328 square feet designated for residential space and 1,710 square feet for commercial space. The building will have 15 residences, most likely rentals based on the average unit scope of 688 square feet. The concrete-based structure will also have a cellar.

SRA Architecture + Engineering is listed as the architect of record.

Demolition permits were filed in October of this year. An estimated completion date has not been announced.

As an avid reader, I’ve noticed an increase in development of sites currently occupied by delis, grocers, dry cleaners, hair salons, gas stations, etc. As these buildings disappear and are replaced with more and more luxury apartments and condos, I was just wondering where the future tenants will go for these services? Obviously the new tenants don’t need gas or will have other services delivered, but for those not in the newer buildings they will have to walk or drive out of the area for a loaf of bread, carton of milk or a tank of gas?
