Permits have been filed for a six-story mixed-use building at 47 New Lots Avenue in Brownsville, Brooklyn. Located between Mother Gaston Boulevard and Christopher Avenue, the lot is four blocks west of the New Lots Avenue subway station, serviced by the L train. New York City Department of Housing Preservation and Development is listed as the owner behind the applications.

The proposed 65-foot-tall development will yield 21,076 square feet, with 14,412 square feet designated for residential space and 2,052 square feet for commercial space. The building will have 17 residences, most likely rentals based on the average unit scope of 847 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

Samir Shah of Urban Quotient is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

    Great to see another vacant lot redeveloped but it’s too bad it’s only 17 units.
