Work Reaches Street Level at 799 Broadway in Greenwich Village

Work on the lower levels of 799 Broadway has now reached street level. The Greenwich Village development will become a 12-story, 182-foot-tall office building with around 180,00 square feet of newly built space. Normandy Real Estate Partners and Columbia Property Trust are developing the project, which is designed by Perkins + Will. Cushman & Wakefield is in charge of marketing the building.

Photos show the recent progress and the imminent installation of the construction crane, which will most likely be placed on the northern side of the site.

The property, which sits at the western corner of Broadway and East 11th Street, was purchased in 2016 for $101 million by Normandy Real Estate Partners and Ares Management. Grace Church is across the street to the east.

The main rendering shows a number of stacked and interlocking volumes that subtly peel back from the sidewalk as the building rises, with wraparound floor-to-ceiling glass panels on the eastern and northern elevations. Landscaped terraces sit on the setbacks of the superstructure. The short eastern profile that will run along Broadway bears a slight resemblance to the Columbia University Medical Building by Diller Scofidio +Renfro. Occupants will enter the address through the main entrance on the southern corner of the lot. 799 Broadway will comfortably sit within the overall height of the surrounding neighborhood structures while still obtaining good daylight exposure. The closest subways are the 4, 5, 6, N, Q, R, and W trains to the north at 14th Street-Union Square.

A completion date has been posted on the green construction fence for spring 2021.

  2. Broadway is not in Greenwich Village. Greenwich Village is west of 6th avenue.

    Greenwich Village is west of Broadway. We will never give up Washington Square!

  4. Breaking up the volume of this glass box was a smart move, respectful of Grace Church and overall a crisp, nicely detailed design. Perkins and Will is skilled at displaying a light touch with new designs inserted in old, historic streetscapes.

  5. Looks like a cool place to work as far as offices go.
