First Windows Installed on 39 West 23rd Street in Flatiron District

Installation of the glass curtain panels has begun on COOKFOX Architect’s 24-story Flatiron District project at 39 West 23rd Street. The topped out reinforced concrete superstructure rises along West 23rd Street between Fifth Avenue and Sixth Avenue, one of Manhattan’s busiest thoroughfares. Anbau Enterprises is the developer of the two-tower complex.

The earth-toned window frames are rather discreet and are recessed from the edge of the edifice, which features prominent terracing. These balconies are depicted adorned with decorative railings, landscaping, and panels that cover the perimeter columns and floor slabs. We should see more of the panels continuing to go up this year, followed by the start of the interior walls and fittings.

The Flatiron District development will contain 118,00 square feet and 44 units, four of which will be affordable rentals. Layouts include single-floor homes and duplexes, including some with private outdoor terraces. Amenities include a fitness center, a residential lounge, a children’s playroom, a communal outdoor landscaped terrace, and a 25-car garage below street level.

The closest subways are the R and W trains on Broadway and the F, M, and PATH trains on Sixth Avenue. Madison Square Park and the Flatiron Building are a short walk away to the east.

39 West 23rd Street looks like it can be completed by the end of 2020 or sometime in early 2021 at the latest.

    This is the best way to allow a cantilever. It should be pushed back from the street wall and it should be well above the top of the adjacent roof.
