Front & York’s Residential Towers Begin to Rise Above Podium Level in DUMBO, Brooklyn

Construction on the full-block development at Front & York is swiftly ascending at 85 Jay Street in DUMBO, Brooklyn. Designed by Morris Adjmi Architects and developed by CIM Group and LIVWRK, the the 1.1-million-square-foot residential project will rise 21 stories and yield 728 apartments that start around $950,000.

The wide podium floors are structurally complete and sit awaiting the installation of window frames. Though the tower portions of the development has yet to really gain prominence above the bulk of the lower massing, the project already has a hulking presence compared to the scale of the neighborhood. One tower is going up on the southwestern end of the plot at the corner of Front Street and Jay Street, while the second identical form is being constructed on the northeastern tip at the intersection of York Street and Bridge Street.

Residential units will range from one- to four-bedroom layouts, and come with ten-foot-tall ceilings, Gaggenau appliances, Caldia marble countertops, backsplashes made with natural stone sourced from Marmi e Graniti d’Italia, and satin nickel Waterworks fittings. Master bathrooms have Bianco Bello marble stone tile walls, radiant-heated Grey River stone bathroom floors, and custom Morris Adjmi Architects and Waterworks-designed fixtures. Sales launched back in September 2019.

Amenities for Front & York span 150,000 square feet and include private underground parking spaces; a porte-cochere and driveway; a private chef’s kitchen; separate lounges for coffee, coworking spaces, and for teenagers; a Life Time facility with a full-size basketball court and fitness studios; a full-service salon; a cafe; an outdoor rooftop deck with a swimming pool; a library; a children’s playroom; a game room; a screening room; and one of the city’s largest private parks designed by Michael Van Valkenburg Associates. There is also a mail room, a laundry room, basement storage, a full-time doorman, and 24/7 concierge service.

The closest subway is the F train, located across the street at the York Street station. The A and C trains are also nearby at High Street, as are the 2 and 3 trains at Clark Street. The East River Ferry is also nearby at Brooklyn Bridge Park.

Front & York is projected to be completed in mid-2021.

  1. This is one of the most significant projects in the whole city, because it activates an entire block that’s been vacant for years and years — next to a subway station no less.

    I know this was a pipe dream but that vacant lot should have been a park.
