102 Charlton Street’s Cantilevered Floors Rise Above Neighbors In Hudson Square

Construction is continuing to climb at 102 Charlton Street, a 21-story, 210-foot-tall residential building in Hudson Square. Designed by Ismael Leyva Architects, the property will contain 61 apartments spread across 59,323 square feet of newly built space, averaging 972 square feet apiece. Developer Lalezarian Properties purchased the lot for $4,000,000 ten years ago, and demolished a five-story structure that was identical to the one that the new structure is now cantilevering over.

Photos shows the reinforced concrete superstructure completely engulfing the abutting five-story neighbor as workers continue to form the thick perimeter and interior core walls. Installation of the curtain wall has yet to commence.

102 Charlton Street is located between Greenwich Street and Hudson Street in Hudson Square. This neighborhood has seen a surge in construction of offices and condominiums in recent years, particularly along the Lincoln Tunnel between Canal Street and Houston Street and between West Street and Sixth Avenue.

The main lobby will sit on the ground floor, followed by two units on each floor from the second through the sixth stories. The seventh story will contain three units, and the eighth through the 16th floors will house four to five units. The remaining five levels are full-floor residences. Amenities include recreation space, a shared outdoor roof deck, and bicycle storage in the cellar.

A completion date for 10 Charlton Street has not been announced, though sometime in 2021 may be possible. YIMBY did not spot a finalized rendering for 102 Charlton Street but will keep searching for a visual.

    So they destroyed the identical building to the west but kept the historical facade of the twin to the east. A bittersweet solution.
