111 Varick Street’s Façade Nears Completion in Hudson Square

Exterior work is getting close to completion on 111 Varick Street, a topped-out, 27-story residential building in Hudson Square. Located at the northern corner of Varick Street and Broome Street near the entrance to the Holland Tunnel, the project is designed by S9 Architecture and developed by Kimmel 111, LLC with Madigan Development as the owner’s representative. CM & Associates is in charge of construction.

Recent photos show the black exterior façade enveloping almost the entirety of the building. The most prominent portion awaiting installation is the area around the mechanical hoist, which is in the process of being dismantled. Architectural photographer Tectonic captured the building from a number of interesting angles that show how the undulating, geometric curtain wall paneling creates a play of light and shadow.

The development will contain 100 affordable and market-rate units, as well as ground-floor retail space. Amenities for future residents include a 15-car parking garage, a shared roof terrace, bicycle storage, a lounge, and a laundry room. The ground-floor exterior, which is awaiting completion, will feature several multi-level bays with a decorative lattice of dark panels that emulate the geometry of the rest of the façade, as illustrated below in a nighttime rendering.

The dark complexion and zig-zagging corner lines make 111 Varick Street stand out in an area that is filled with traditional architecture from the late 19th and 20th century. The neighborhood is witnessing a renaissance in recent years with the construction of new residential developments and massive commercial structures for major technology and media firms like Google and Disney. The closest subway is the the Spring Street station, serviced by the C and E trains.

111 Varick Street is expected to be finished in the fall of 2020.
